The transaction between Neon Flex and your recent Client was done via the ShareSpace platform and happened impressively fast. How long did the entire process take before this lease was finalized?

In the case of this transaction, the contact was obtained through ShareSpace. To tell you a bit about the client – it’s a company from the construction industry, which was looking for a temporary workspace. The transaction actually went very quickly – it took only three days from the start of the talks until confirmation of the intention to sign the contract, and nine until the finalisation. It’s one of the fastest transactions I’ve done in my life, and there have been plenty of them before.

Can you tell us what made it possible for this deal to happen so quickly?

From my point of view, this was mainly due to good communication and responsiveness, which the ShareSpace platform contributed to. Direct telephone contact, which resulted in a rapid exchange of information, was an additional advantage. On the basis of my many years of experience, I know that the speed of reaction and response is crucial. Sometimes even one day’s delay can have a significant impact on a transaction, and knowing the reality, I also know that the length of time it takes for operators to respond varies greatly.

Another factor was the very flexible offer, practically tailored to the customer’s requirements. A solution that addressed such specific expectations quickly led the client to choose this office.

Seeing this transaction was done fully online, how did you overcome the distance factor when presenting and viewing the Neon Flex office with the Client? 

Though the employees for whom the office was being arranged were present in Gdańsk, the company decision-makers work from their headquarters in Warsaw.
Of course, the staff for whom we were looking for an office were located in Gdansk, but the decision-makers were in Warsaw. I came up with a proposal for a virtual walk-through to ” walk” the client through the Neon Flex office to introduce them to their potential space. Interestingly, in the case of this client, however, this did not even happen and the decision was made based on photos and the convenient location of the building.

Have you observed that businesses have become more open to proptech solutions such as ShareSpace when leasing offices?

Yes, definitely. This isn’t the first deal I’ve closed entirely virtually, either, without the client visiting the prospective office in person. Certainly, the pandemic contributed the most to this, as it was the reason we had to keep meetings to a minimum. This is why tools such as computers or telephones and softwares that make communication possible have become even more important and certainly contribute to speeding up decisions and transactions.

Taking this opportunity, can you give us a glimpse into Neon Flex’s future plans?

At the moment we are focusing on the Tricity area, with the launch of a location under the new Collab brand in September. The first announcements regarding it have already been made. The building where we are opening is the Format, located directly by the Gdańsk-Oliwa station. The location is great in terms of accessibility, as the building will soon be connected to the SKM station by a footbridge, which will be another big advantage of the location and should attract potential tenants.
