Are you wondering how you can present your offer on ShareSpace in the best way?
We want to help you with that! 😊
ShareSpace is in a perfect position, to provide you with all the necessary tips.
Firstly, our advisors talk directly to the client, who often is keener on expressing his honest opinion to the “third party” rather than to the operator directly.
Secondly, we have access to a full range of data regarding the activity of clients on our platform: we know which profiles they visit and return to, which pictures they look at and which make them close the browser tab.
Below you will find a few valuables tips, which surely will upgrade the attractiveness of your offer.
Good quality photos are essential to your success – most people choose office offers based on the first impression they get from your profile. For that reason, your pictures need to have the best quality, so the client can get the exact visual of the space you’re offering. Large, clear, well-lit photos give the impression of professionalism and higher product quality.
Pay attention to the following parameters:
- photo dimensions should be at least than 1000px x 1000px
- photo orientation should be landscape
- file size should be a maximum of 10MB
- file formats acceptable are JPG or PNG
Furthermore, taking into account the consistency of the communication with the client, we require for the added photos to represent the actual features of the space. Obviously, in case of offers consisting of many offices, we don’t expect you to take pictures of every single one of them. The key point is that the offer for the 4 person office needs to come with the photo depicting 4 desks or 4 people, not a large team. Thanks to that, while browsing various options the client can immediately visualize the specific unit and decide, whether he would like to book a viewing.
Be careful! When you use the same picture as the cover photo for multiple offices, the pictures will duplicate in the gallery on your main venue page, showing the same images multiple times, which is why it is crucial to diversify the photos.
It is important as well to use images depicting people – users of the office space. The potential tenant would be able to picture himself in your venue! What’s the gain? The photo will get a more humane, friendly feel to it therefore not only upgrading the attractiveness but also the responsiveness to your offer – by, according to our data, over 60%! People-oriented pictures work like magnets.
You should avoid photos of empty offices or nonrepresentative parts of your venue such as staircases, bathrooms, or corridors if they are not one of the unique features of the space you offer.
Here is a summary of all the things you should and shouldn’t do, to make sure that your offer is illustrated with the best photo slides:
When you register a venue on the platform, you need to add a plan either for the floor or the whole building. This tool is crucial for our advisors, so they can profile clients better and provide you with the best quality of potential leads. Thanks to the quick access to floor plans, they can easily find an office that matches the client’s specific preferences.
Floorplans are especially important in the case of larger teams looking for an office and requiring a combination of units. Having them at hand, our advisors can maximize offers to our clients which will help to tailor your offer to their needs without extra work on your team’s side.
Remember, that on your venue page you do not have to display the floorplans to the client: you can choose the option for them to be visible only to ShareSpace advisors. However, showing the layout of your venue can be a great marketing tool! The client can fall in love with the location of the particular office or layout and arrangement of your space.
3D TOUR AND VIDEO
3D tours are a tool that can support the effective presentation of your space. It often happens that the client responsible for the process wants to present offers to the company’s decision-maker (such as the board member or the CEO). Apart from showing the high-quality photos, they would be able to walk the decision-maker through your venue using a 3D tour and point out spaces they experienced ‘live’ while visiting.
On ShareSpace you can add the 3D tour either from Matterport or Google Walks and you will find the instructions regarding uploading the links on the platform.
Apart from the 3D tour, you can also insert the link to a YouTube video promoting your space.
Remember! Links that you upload to ShareSpace cannot include any redirections to your website!
In any transaction, the most important factors are the relationship and the feeling of security. Therefore the client needs to know who is he talking with. Your picture displays in the transaction communication panel. The personal picture generates trust and creates your friendly image, which helps you close the transaction successfully. Furthermore, from the first second the client will feel invited and most welcome in your venue.
Our main goal is to deliver to our clients’ offerings that are as highly comparable as possible.
It means that the prices presented on the platform need to meet certain conditions:
- they must include the charge for services according to ShareSpace Guarantee
- they should include room for negotiations
- they should be in the most flexible lease option of 1 month
We need to assume that the client may want to rent the office for the minimum lease period e.i. one month. If such a short lease is not possible in your venue, please mark the minimum lease time on the platform (available options are 1/3/6 months).
Remember! Putting the partnership with both our clients and space operators first, we recognize that the client always has the right to learn about the offers without any extra cost involved.
The client using ShareSpace should always receive a price no larger than a regular market price. It is you, dear Operator, who need to bear the cost of allowing the client to learn about your offer comfortably in detail and proceed with it clearly and systematically. Therefore, ShareSpace obliges you to present on the platform the same price, as if the client approached you directly (not enlarged by our provision).
DESCRIPTION AND AMENITIES
Description of your venue can easily attract the client to your offer as well as give him the information necessary to make his decision. One of the elements of this description is “Directions”.
This information will be displayed in an email invitation the client will receive before the viewing, which is why it is so important for this part to be written in as much detail as necessary, especially in case of venues with unusual locations (e.g. entrance from the back of the building or from a different street, “building B with red mast” etc.). Particularly in case, the client goes to the viewing without the assistance of our advisor, they need to be able to find the venue based on those directions. Easy-to-understand directions combined with the picture of your venue’s building from the outside will do the trick!
Description of the space offer (office, desk, conference room) – here we suggest you to add unique features of the particular space such as “corner office, “restricted access” etc. This description is not compulsory and you can choose whether you would like to display it. It will help the client learn more about the details of your offer and understand e.g. the price difference between two 5-people offices in your offer.
Amenities are simply the services and features that your space offers. Please tick only those, which are relevant for your venue. Remember also to fill in the additional information regarding parking and its cost – it is one of the most frequently asked questions.
Uff! That seems to be all. We know that at first glance it does seem a lot, but trust us:
