Mute, a leader in modular workspace solutions, recently opened its innovative headquarters in Warsaw’s Ambassador building, managed by Hines.
Spanning 840 m², this is Europe's first office fully constructed with modular technology, enabling flexible reconfigurations without generating renovation waste or CO₂ emissions. ShareSpace facilitated the entire leasing process, covering market analysis, negotiation, and managing the design and fit-out phases.
Embracing Modular Innovation
Mute’s new space functions both as their corporate headquarters and a dynamic showroom for the Mute Modular system. Every area—from collaborative meeting zones and private pods to lounges and support spaces—features fully adaptable modular partitions, allowing modifications without tools, construction waste, or emissions. Traditional materials like gypsum walls or fixed glass panels were entirely avoided.
"Today's office spaces demand greater flexibility and reduced environmental impact, especially as leases become shorter and renovation waste becomes unsustainable. Our headquarters demonstrate these objectives are achievable simultaneously," noted Szymon Rychlik, Managing Director of Mute.
Rapid Installation with Maximum Adaptability
Implementing modular architecture notably sped up the entire fit-out process. Mute Modular’s integrated electrical wiring, lighting, outlets, and ventilation systems allowed for a completely tool-free installation, with the entire office setup completed within two weeks.
"Any adjustments, from minor layout shifts to complete transformations, can be achieved swiftly without generating any waste, significantly outperforming traditional office renovation approaches," said Kamil Smolnik, Products & Services Director at Mute.
Landlord-Friendly Flexibility
For building owner and manager Hines, Mute's project marked a pioneering shift in workspace strategy.
"Mute presented a novel, fully modular concept for office design. The success and rapid execution demonstrated the system's adaptability and potential to provide considerable time and cost savings for tenants, enhancing long-term property management efficiency," commented Bartosz Kostrzewa, Director – Development Management at Hines Poland.
Redefining Office Spaces
ShareSpace, specialists in tenant representation for leasing offices in Warsaw and other Polish cities, guided Mute throughout the location scouting and lease negotiation processes.
"We supported Mute comprehensively—from selecting an optimal site and negotiating lease agreements to overseeing project management for the office fit-out. Our focus was on aligning every detail with the client’s needs, illustrating how effective advisory can directly influence project success," said Robert Chmielewski, Managing Partner at ShareSpace.
Mute’s headquarters exemplify how flexible, sustainable office design innovations can deliver tangible benefits for both occupants and property owners alike.
